Fixer-upper or pre-construction? That may be one of the biggest questions a house hunter has on their mind. Each house hunter has their own unique lifestyle and budget and therefore there is no simple or straightforward answer. Location

Highly sought-after neighbourhoods will inevitably have high house prices. If you cannot afford a move-in ready home in your neighbourhood, consider a fixer-upper that will likely be closer to your budget. If you are fixed on your current neighbourhood and cannot afford to move out of it, know that you can always renovate your home to your heart's desire. Whether you don't want to change your neighbourhood, or get into a dream one - a fixer upper may be the right decision for you.

 

Long-Term Plans

Do you belong to a large family? If you have a beautiful but small two-bedroom heritage home and you hope to host a lot of guests and family, it can be quite the hassle to add multiple rooms or extensions to an older home. This is an instance where finding a pre-construction home with more rooms that suits your needs would be ideal. Alternatively, finding the perfect home that meets your needs but needs some TLC should not be ruled out. You can renovate that home in stages if it's in an ideal location.

However, it can be easy to forget that the base price of the home, and the price of the home with all the upgrades you want are not the same. What's more, there may be delays in the construction of your home which might result in a delayed move-in time. This is not to say that pre-construction homes cannot be dream homes - just make sure that if you are going for pre-construction, you are not settling for rushed work just so you can move in on a certain date.
